Why industrial floors fail, and what each failure costs
Industrial floors rarely fail all at once. They fail at the joints, where a hard wheeled forklift crossing an unfilled or spalled control joint hammers the unsupported slab edge until it breaks down, and the damage then spreads outward and starts destroying wheels and racking legs. They fail by dusting, where an unsealed slab abraded by traffic sheds fine concrete dust onto inventory, packaging and machinery, and no amount of sweeping fixes it because the floor itself is the source. And they fail by contamination, where years of oil, process chemicals or fat soak into the top of the slab so that nothing new will bond until it is drawn back out. Each of those has a different fix at a different price, which is why we survey and test the slab before quoting rather than defaulting to a coating.
Coat it, polish it, or repair what you already have
Three routes cover almost every industrial building we look at in Atlanta, and the cheapest is often not a new floor at all:
- Polished concrete: the default for warehouse and distribution floors. It hardens the slab you already own, ends dusting, throws light back up into the aisles, and leaves no coating layer to peel under a pallet jack.
- Resin coatings: epoxy, urethane cement and polyurea builds, for chemical resistance, thermal shock, color coded zones or a washdown rated surface. Specified against your actual process rather than picked from a catalog.
- Repair and restoration: joint rebuilding, crack and spall repair, resurfacing and deep cleaning. Frequently the honest answer on a structurally sound slab, at a fraction of the cost of replacing the floor.
What an industrial floor costs per square foot
Industrial work is priced on square footage, the route chosen and how much the slab needs first, so every Atlanta facility is surveyed and quoted individually and for free. Large continuous floors price far better per square foot than the same area broken into small rooms, which is why warehouse and plant work is usually among the cheapest per foot we do. What moves the number is joint condition, contamination, whether racking has to be moved, and how tight the access window is. Repair, cleaning, coating and striping are itemized separately, so you can phase the work across quarters, or rebuild the joints this year and do the surface next year, with your eyes open rather than being handed one figure.
Warehouse floor cleaning, repair and restoration
A large part of our industrial work is not installation at all. Concrete cleaning strips out embedded oil, rubber and process residue that scrubbing leaves behind, and on a dusting slab that is the first step rather than the fix. Concrete resurfacing rebuilds a worn or spalled surface where the slab underneath is still sound. Joint rebuilding restores the edges that forklift traffic has broken down, which is the highest value repair on most distribution floors because it protects the slab and your wheels at the same time. And where a floor has simply lost its finish, regrinding and resealing brings it back without the cost or the downtime of a new system.
- Deep cleaning and degreasing of oil, rubber and process residue
- Joint edge rebuilding and semi-rigid joint filling
- Crack, spall and pothole repair around dock doors and traffic lanes
- Resurfacing worn slabs where the concrete underneath is still sound
- Regrind and reseal to bring back a dulled or scuffed finish
