Why these floors fail, whatever went down first
Almost every floor we replace in a food environment failed in one of a handful of ways, and the material is rarely the whole story. Quarry tile does not fail in the tile, it fails in the grout, which washes out until water gets underneath and the tiles begin to lift. Sheet vinyl fails at the welded seams and at the coving. Standard epoxy softens under hot oil and debonds where fryers, kettles or washdown drive thermal shock through the slab, because epoxy and concrete expand at different rates. In processing plants, fat pushed into the concrete over years will stop anything new bonding until it is drawn back out. And underneath most of those sits a drainage problem nobody fixed at fit-out, so water stands in low spots and the floor is permanently wet. We test the slab and check the falls before specifying anything, because putting the right material over the wrong preparation only resets the clock.
The systems, and where each one earns its place
Food environments are specified zone by zone rather than building by building. These three builds cover almost all of it:
- Urethane cement: the standard wherever heat and heavy washdown meet, so cook lines, dish areas, kettle rooms and wet processing. It takes boiling water and thermal shock, and it can be laid thick enough to reprofile the falls to your drain at the same time.
- Quartz broadcast epoxy: for prep areas, packing halls, walk-in surrounds and back of house, where slip resistance and cleanability matter but extreme heat does not. The aggregate is locked into the resin, so the grip is permanent rather than a surface that wears smooth.
- Coving and drainage detail: less a separate system than the part that decides whether the floor actually works. Coving carried up the wall and around every plinth and drain removes the right angles where grease collects and a mop cannot reach.
What these floors cost, and what actually drives the number
Pricing comes down to area, the system each zone needs, and how much has to come out before we start, so every Atlanta kitchen and plant is surveyed and quoted individually and for free. The largest variable is almost always the existing floor. Lifting failed quarry tile and its bed is genuine demolition and costs considerably more than working over sound concrete. In a processing plant, decontaminating a fat-soaked slab is preparation time that never shows up in a material price but certainly shows up in the schedule. Correcting drainage falls adds material, and it is the difference between solving the problem and repeating it in three years. We quote zone by zone and itemize removal, coving, drainage and the floor separately, so a dry store is not carrying the cost of a build it does not need, and so the work can be phased across closures or shutdowns.

A dish pit and a poultry wash area want the same answer even though one is a 40 seat restaurant and the other is a production plant, while the dry store next to either of them wants something much simpler and cheaper. That is why we survey and price by zone rather than quoting a building at one rate.
