Grind and seal is one of the most practical concrete floor finishes available in Atlanta. It works with the slab you already have, so it suits homes, retail spaces and warehouses where the floor has to look good and stand up to daily use.
The floor is made by grinding the existing slab to strip old coatings and level the surface, then sealing it with an epoxy, urethane or acrylic coating. The sealer sits on top of the concrete rather than inside it, and that is what separates grind and seal from polished concrete, where the slab itself is densified and mechanically polished with nothing applied over it.
That one difference drives most of the decision. A topical sealer can be tinted, and it can be recoated years later without grinding the floor back. It also scuffs and scratches more readily than a polished slab, so in a building running forklifts or pallet jacks all day, polished concrete usually wears better.
