Why shop floors fail, and where it starts

It continues under the lifts, where oil that soaked into bare concrete for years was never ground out, so the coating bonded to contamination instead of to the slab. It finishes at the drains and the wash area, where standing fluid finds a pinhole and works underneath. None of those are material failures on their own. They are specification and preparation failures, which is why what happens before the first coat matters more than the product name on the bucket.

Shop floor systems, and where each one earns its place

Three builds cover most of the shops we quote. Which one is right depends on what the floor takes and how long you can have a bay standing empty.

  • Epoxy flake with a chemical resistant topcoatThe workhorse for repair bays and general workshops. A broadcast flake floor builds real thickness, hides the wear and tire marking that a plain color coat shows within months, and takes a urethane or polyaspartic topcoat specified against automotive fluids. The flake also puts texture underfoot, which is what you want in a bay that gets wet.
  • Polyurea and polyasparticWhere the bay has to be earning again quickly. These cure in hours rather than days, so a bay can be prepared, coated and back under vehicles across a weekend, and they hold up well to hot tire pickup. They cost more per square foot and are less forgiving to install, so they earn their place on downtime rather than on price.
  • Urethane cement for wash bays and heavy duty workFor wash bays, truck and fleet shops, and anywhere steam, heat or constant water are part of the job. It is laid thick, it tolerates thermal shock, and it can rebuild a surface that has already been eaten away. These are the conditions that soften a standard epoxy, so this is what gets specified for them.

What coating a shop floor costs, and what moves the number

Shop floors are priced on square footage, the system the work demands, and the state of the slab before anything goes down, and every shop is surveyed and quoted for free. Preparation is usually the largest single variable, because a sound slab needs a straightforward mechanical grind while a floor that has been soaking under a lift for fifteen years needs deeper removal and patching before it will take anything at all. The system moves it next, since a fast cure polyaspartic build costs more per square foot than epoxy flake, and what you are buying with the difference is bay time rather than extra durability. Phasing the work bay by bay adds a little in mobilization and saves the revenue you would lose by closing the whole floor at once. Epoxy or polyurea for a service bay?

Epoxy flake builds thickness more cheaply and hides wear better, but it needs a longer cure before the bay earns again. If closing bays costs you more than the floor does, the faster system usually pays for the difference.

Is this the same as a garage floor coating?

No, and assuming it is may be the most common reason a shop floor fails early. A residential garage takes one or two cars, light foot traffic and very little chemistry. A service bay takes hot tires every day, oil, coolant, brake fluid and degreaser, dropped tools, and point loads from jack stands and lift posts. The two systems can look similar in a photograph and are specified very differently. We install both, and we do not put a home garage build into a working shop.

Can you coat a floor that is soaked in oil?

Usually yes, but not by coating over it. Oil that has soaked into concrete has to come out mechanically, which means grinding or shot blasting back to sound material and cutting out the worst of it around the lifts and drains. Where the contamination runs deep the slab is patched or rebuilt in those areas first. Anything applied straight onto a contaminated floor bonds to the oil rather than to the concrete, and it comes away with the first hot tire that sits on it.
